A proper insulated room at the end of the garden
The difference between a garden studio and a summerhouse is what you can't see: a base that won't move, a breathable insulated build-up in the walls and roof, a door and window set that actually seals, and power and lighting run properly from the house. Get those right and you have a room you'll use all year. Get them wrong and you have somewhere to keep the bikes.
We build garden studios across Pembury, Tunbridge Wells, Tonbridge and the surrounding villages — home offices, gyms, therapy and treatment rooms, teenage dens and garden sitting rooms. Many fall under permitted development, but not all do; we'll walk you through where yours is likely to sit before anything is ordered.
Built like a building
A concrete or screw-pile base set level and clear of the ground, a treated timber frame, insulation in the floor, walls and roof, a breather membrane and a ventilated cladding cavity. Cladding to suit the garden — painted or stained timber, or a low-maintenance composite weatherboard. A flat or shallow-pitched roof in single-ply membrane or EPDM with proper falls and a concealed outlet, so you're not up a ladder every autumn.
Wired, heated and finished ready to use
Armoured supply run from the house on its own way, sockets and data where you'll actually want them, LED lighting inside and out, and a heating option that suits how you'll use the room — usually a panel heater or an air-conditioning unit that also heats. Inside, plasterboard and skim or a timber-lined finish, flooring, and a door and window set sized for light rather than for the price list.
